1. Buyer Consultation

When you’re thinking about buying, we take the time to find out what you are looking for in your next move. Every buyer has different needs & we’re here to listen to what your goals are, then find ways to make them a reality!If what you want to achieve doesn’t align with the market or where you are at the moment, we’ll give suggestions to help you reach your goals. 2. Get Your Qualification On

This is quite possibly the most important step.Knowing what you can afford is essential for setting realistic expectations when you start your home search & ensures that sellers see you as a qualified buyer. Having the confidence of knowing your budget before you begin will improve the experience & prevent a few of those roller coaster drops we touched on earlier.Need some direction on who you can trust to help you set up a home loan?

3. The Hunt Begins

Now the adventure of finding your next home begins!We’ll guide you in what to look for, things to consider & share our knowledge so that you can feel confident moving forward.Something to remember… what you see on the Multiple Listing Service (MLS®) is not always what you will get! Some should come with disclosures “objects may appear smaller in real life”, but this is precisely why we need to get out & see homes in person.You’ll receive alerts when homes that match your criteria hit the market & if you’re looking for something specific, we’re the people you want in your corner.From door-knocking to paid buyer ads, we’ll work hard to help find your next home! 4 – Find Your Diamond In The Rough

Once we find the house you want to make your home, we will sit down with you to explain the contracts, your options & what we recommend. We will share insights into the market, recent sales & draft an offer that outlines all of the terms you’re comfortable with.Negotiations are where we shine for you — working hard on your behalf & walking you through each step of the process.

 

 

5 – Buyer’s Due Diligence

There are a few moving parts that need to fall into place once your offer is accepted.We’re talking deposits, conditions, inspections, lawyer’s, mortgage brokers & more.Knowing the process inside out & backwards means you don’t have to worry about something falling off. We’ve got your back & you can enjoy the process without the stress.Once all of the conditions are removed, you’ve now officially purchased a home!

 

 

6 – La La Land

Ok, it’s not really a musical number while you wait to close, but it is similar to a feeling of limbo.There’s lots to do in this time frame but it can feel surreal so we’re here to help you keep on track.With an occasional moving supply delivery & some helpful checklists, we’ll help keep your move as low-stress as possible!

 

 

7. The Big Day!

Closing date is here & it’s been a busy last few days.From finalizing with the mortgage broker, the lawyers & movers to booking installations or changing addresses pretty much everywhere, busy is likely an understatement.Luckily you’ve hired us & we’re still here with you ensuring your ready to go.The final walkthrough is a high priority in the days leading up to the closing & we make sure things are ready to go on the home or we work with your lawyers to make sure you’re compensated.Whether it’s your first move of fifth, you can expect to enjoy the Genuine Buyer Experience & once you’re a client the fun really begins!
