Folk lore & half truths perpetuate our lives — don’t believe me?
Well… Peanuts aren’t nuts, they’re legumes… Fortune Cookies were invented in the United States, not China & Coffee does not dehydrate you, the diuretic effects are counteracted by the amount of water in the drink — yes my fellow coffee lovers, drink on!
Life is full of these misconceptions & Real Estate is no exception — Here’s our top 5 myths & what you really need to know…

Spring is the best time to Buy or Sell…
Oh if only I had a dollar…. This half-truth is toted around like real estate gospel & it’s time you learn the truth. Spring is the peak of the real estate market here, that’s true… and this myth is based on the influx of homes listed for sale & the prospect of a Summer move, but that doesn’t necessarily make it the BEST time for you.
For Buyers, other seasons offer less competition & a better likelihood that you won’t over pay for your home.
For Sellers, listing off peak means that Buyers are truly interested, generally there is less inventory for you to compete with & bonus, you’ll have less gardening to maintain!

I can save money if I don’t use a REALTOR®…
While many people see the cost of the commission & immediately assume they could pocket that if they go it alone, there are a lot of variables between the start & end of a real estate transaction.
From pricing knowledge, handling showings, navigating comparables, ensuring you understand the contracts, handling paperwork & ensuring your protected when it comes to a major investment, you might be surprised at how quickly that “savings” could cost you.
Furthermore, the vast majority of people don’t realize how hard a great REALTOR® will work behind the scenes… this is not your typical 9-5.

When Buying, act uninterested in the home if you really like it…
While on the surface this may sound like sage advice, there is a difference between playing poker & purchasing a home.
Insulting the Seller or their home with criticism of paint colours, low ball offers & disparaging comments are more likely to antagonize the Seller than landing you a sweet deal.
Point out legitimate concerns… things like the age of the roof, furnace, repairs necessary, etc, but hold off on sharing any negative comments about decor or easily changed features.

You can make a fortune predicting the market…
Honestly, no one truly knows when a market will fizzle or sizzle… there are absolute predictors & indicators we can watch for — like interest rates, cyclical statistics or industry interventions (think foreign buyer’s tax), but there is no crystal ball.
The truth is, the best time to Buy is when you are financially able & when the right home comes along. Trying to speculate on the market has worked for some, but has also backfired for many families, especially those who bought at the peak of the market last year.
If you are someone who’s value today is less than when you purchased, there are things you can do to help but we will cover that in a future episode.

Getting a quick offer after listing your home means we priced too low…
At first glance, this way of thinking makes sense, but the truth is, if your home is being marketed by a great REALTOR® Buyers who have been looking at homes will see your listing & recognize that it’s worth offering on.
These Buyers will have already seen everything currently available & are watching the new listings that come onto the market each day.
We have seen Sellers turn down these offers thinking there will be a better one soon, and sometimes there is, but more often than not, that first offer was the best & those Buyers are long gone.
